Hulme’s housing is younger than almost anywhere else we cover, and that changes where the wasps go. The crescents came down in the early 1990s and the rebuild that followed, low brick townhouses, maisonettes and mid-rise apartment blocks, is what stands between Stretford Road and the Mancunian Way today. There are no slipped slates here and few hundred-year-old roof voids. What the stock offers instead is uPVC soffit trim with joints that have opened over three decades, plastic vent grilles gone brittle in the sun, and balconies whose decking sits over a shallow, dry, undisturbed void. Those are the entry points that keep us busy in M15.

Where M15 nests turn up

On the townhouse streets around St George’s and off Royce Road, the usual find is a colony behind a soffit junction or above a bay, reached through a gap you would need to stand on a ladder to see. The apartment blocks near Birley Fields and along Boundary Lane produce balcony jobs instead: wasps working a slot where decking meets slab, or slipping behind cladding at a panel joint. A nest like that can sit two metres from a sofa all summer and only get noticed when the traffic thickens in August.

Outdoors, Hulme Park and the birch-lined streets the redevelopment planted give queens the other kind of site. The park’s shrub beds and the rougher ground towards the Medlock produce ground nests, and every year a few exposed paper nests appear in street trees, grey, round and hanging like a lantern in the branches. Community gardens and shared courtyards between the blocks are worth a glance too, since a bin store with a gap in its roof is prime wasp property.

One thing the newer stock does make easier: because the buildings lack big connected roof spaces, Hulme colonies tend to be found at their entry point rather than deep inside the fabric. Treatment is correspondingly quick. Most M15 visits are done within the hour, from outside, without anyone’s ceiling being opened.
